Hi Justin, please kick things off for us with an introduction to yourself and your story.
I’m a Maryland native—born and raised in Washington County, now living in Frederick County. When I started, I had to work twice as hard just to get people to take my call because they assumed I was one of those guys. Building trust in an industry with a credibility deficit is an uphill climb every single day.
Then there’s the Maryland-specific complexity. This state doesn’t make real estate simple. We have ground rent in Baltimore, which confuses a lot of sellers and can complicate transactions. We have one of the longer foreclosure timelines in the country, which means families facing hardship are often stuck in limbo for months. Transfer and recordation taxes here are among the highest on the East Coast, so deal math that works in other states just doesn’t pencil out the same way in Maryland. Every county has its own quirks—what works in Frederick County is completely different from navigating a probate sale in Prince George’s County or dealing with a vacant property in Baltimore City.
I also launched in 2020, right as the world shut down. Trying to build a business that requires walking through people’s homes during a pandemic was… an experience. And then when the market got red-hot in 2021 and 2022, competition for properties became fierce. Institutional investors with deeper pockets were making offers sight-unseen, and as a local operator, I had to find ways to compete on service and trust rather than just price.
The hardest moments, though, aren’t business challenges—they’re the human ones. Sitting across from a widow who just lost her husband and is overwhelmed by the house they shared for 40 years. Talking to an adult child who inherited a home with a reverse mortgage and just learned there’s no equity left. Those conversations are heavy. You can’t just “close a deal” in those situations.
