Today we’d like to introduce you to Rochanne Douglas.
Alright, so thank you so much for sharing your story and insight with our readers. To kick things off, can you tell us a bit about how you got started?
My journey has never been a straight line. It has been shaped by adversity, resilience, and a determination to build something different from what I was given.
I grew up in the 1980s as the child of a drug-addicted parent, and very early on, I learned that life was complicated and not always fair. I watched my father go from a thriving entrepreneur to someone overtaken by addiction, while my mother tried to hold everything together. In the middle of that, I often felt unseen and misunderstood. But even as a child, I made a quiet decision that I would be different.
That decision did not immediately translate into direction.
As I got older, I became rebellious in school and lost focus. Despite being placed in a talented and gifted program as early as second grade, my home life began to take precedence over everything else. I found myself in trouble, and at one point, a teacher told me I would not be anything. For a period of time I believed that, and I lost my way.
Everything changed when I dropped out of school at 16 and had my first child at 17. With her birth, I knew I had to make something happen. It was no longer just about me—I had a child depending on me, and that responsibility forced me to shift.
After working a few odd jobs, I went back to school and earned my Child Care Certification. Childcare was familiar to me—I had been raised around my godmother’s family childcare center—and it gave me a starting point. By the age of 19, I had purchased my first home and opened my own family childcare center.
What people did not see were the long nights, early mornings, and the sweat equity it took to build something from nothing. I painted the walls myself, created borders with colorful paint and my handprints, and worked with my mother to sew curtains out of colorful crayon sheets just to make the space feel warm and inviting. I did not have funding or outside support. I used my savings and my credit, learning as I went and building step by step.
As my business grew, so did my vision.
After reaching capacity, I purchased a second property and went through a long and costly zoning process to expand my childcare center to accommodate 40 children. There were many moments when I did not know how I was going to make it, but I kept going. When that expansion was finally complete, it showed me something deeper—it showed me that I was capable. That no matter what obstacles were placed in front of me, I had the ability to overcome them.
That belief changed everything.
At age 28,I stepped into real estate as a business. I did not have a contractor’s license or a real estate license at the time—I just had a vision and belief in my own abilities. After selling my first home and purchasing one more I realized the power of real estate investing.
I purchased my first investment property to flip. I later became a licensed real estate agent, and began selling homes, flipping multiple properties, and expanded into the short-term rental market.
At the same time, my childcare business continued to grow.
I found myself once again at capacity, turning away more families than I could serve. That led me to another opportunity—a former private school space in a church that had closed down. I made the decision to expand, relocating into a larger facility that allowed me to serve 100 children while still maintaining my original location. At that point, I was operating two centers and serving over 150 families.
Today, after more than 30 years of entrepreneurship, I operate a thriving childcare center, maintain a portfolio of investment properties, and continue to work as a licensed real estate agent in Maryland.
But beyond the businesses, I have come to understand something deeper.
Adversity does not have to define you—it can refine you.
Every challenge I have faced, from my childhood to becoming a young mother to building businesses with no blueprint, has taught me that even when life feels uncertain, there is always a way forward and God is always there.
I am currently writing my memoir, CRACKED, where I share my journey—how I endured, how I overcame, and how I found strength in the very places that once felt broken.
My story is a reminder that even in the darkest moments, there is still light. And through the cracks, something powerful can emerge.
I’m sure it wasn’t obstacle-free, but would you say the journey has been fairly smooth so far?
It hasn’t been a smooth road, but I’ve come to understand that the challenges weren’t there to stop me—they were there to shape me. Every obstacle forced growth, resilience, and a deeper level of trust in the process.
That perspective is what inspired my memoir, CRACKED. It’s a reflection of how the broken places in our lives don’t have to define us—they can become the source of our strength and transformation. The cracks didn’t break me—they let the light in.
I’m also creating a companion workbook to help others do that work for themselves in a real, practical way—because healing and growth aren’t just powerful ideas, it is a process that takes intention. Choosing to grow, heal, and forgive each day.
We’ve been impressed with Loving 2 Learn & Douglas Realty Investing Group, but for folks who might not be as familiar, what can you share with them about what you do and what sets you apart from others?
I am the founder of Loving 2 Learn Child Care Center, a high-quality early learning program that I have built and developed over the past 30 years. What started as a small, home-based childcare center has grown into a thriving program that has served hundreds of families and children over the years.
My focus has always been on creating a nurturing, structured, and engaging environment where children feel safe, supported, and inspired to learn. I specialize in early childhood development with an emphasis on building strong foundations—academically, socially, emotionally, and spiritually—during the most critical years of a child’s life.
Part of that foundation includes teaching children about God, helping them understand love, kindness, and purpose at an early age.
What sets my program apart is not just the curriculum, but the level of care, consistency, and intentionality behind everything we do. Having built this business from the ground up with no outside funding, I bring both hands-on experience and a deep personal investment into the success of the center, the staff, and the families we serve.
In addition to my childcare business, I have built a career in real estate as an investor and licensed agent in the state of Maryland. I have experience in purchasing, renovating, and managing properties, as well as working with clients in buying and selling homes. I also expanded into the short-term rental market, allowing me to diversify my business portfolio.
At my core, I am a builder—whether it is building businesses, creating opportunities, or helping others see what is possible for themselves. What I am most proud of is not just what I have built, but how I have built it—through resilience, consistency, and a commitment to growth.
Today, my work is expanding beyond business into sharing my story and experiences through my upcoming memoir, CRACKED, with the goal of inspiring others to understand that no matter where they start, they have the ability to create something meaningful.
What are your plans for the future?
Looking ahead, my focus is on expanding both my impact and my voice.
From a business standpoint, I plan to continue strengthening and growing my childcare center while also being intentional about how I scale and structure my real estate investments. I’ve spent years building, and now I’m focused on building with greater clarity, strategy, and purpose.
At the same time, I am stepping into a new chapter—one that goes beyond business. My memoir CRACKED, which shares my journey of resilience, growth, and overcoming adversity. My goal is for the book to not only tell my story, but to inspire others to recognize their own strength and ability to create something meaningful.
I am also becoming more intentional about advocacy, mentorship, and giving back—particularly in supporting those who may feel overlooked or limited by their circumstances. My own experiences have given me a deep understanding of what it means to start with very little and build something, and I want to use my voice and platform to help others do the same.
In addition, I am increasingly passionate about advocating for issues related to property ownership and the challenges homeowners can face. After going through a series of obstacles with my own squatter case in Washington DC. I see huge gaps in the system and I believe there is an opportunity to bring more awareness, education, and support to this space, and I want to be part of that conversation.
In the future, I see myself expanding into advocacy, speaking, mentorship, and creating platforms where I can share knowledge, resources, and real-life experiences to help others navigate their own journeys.
Ultimately, this next chapter of my life is not just about what I can build—it’s about the impact I can have, the people I can reach, and the legacy I can leave behind.
