Hi Junau, thanks for sharing your story with us. To start, maybe you can tell our readers some of your backstory.
My wife and I stumbled into property management completely by chance. We were visiting a close friend of hers to say our goodbyes before she relocated across the country. As we stood on the front steps of her home, she mentioned that even with a renter lined up, she was still going to lose money, and the management company she was considering was charging a fee that didn’t make sense for her situation.
Right there on those steps, my wife saw the opportunity and said, “We can manage it for you at a more reasonable price.” That one conversation became our very first property.
On the drive home, my wife turned to me and said, “You’re managing it, go get your real estate license.” So I did.
From there, things grew the way the best things often do slowly, organically, and with a lot of learning along the way. One property turned into several. All of our clients so far are referrals. We built systems, stayed consistent, and kept our focus on doing right by the owners who trusted us with their investments.
Today, my wife and I run Ciel Bleu Properties together. I oversee the day-to-day management and business operations, while she serves as our legal co-founder, ensuring every lease, document, and process is built to protect our clients from the ground up. What started as a conversation on a set of front steps has grown into something we’ve built with real intention, and we’re just getting started.
We all face challenges, but looking back would you describe it as a relatively smooth road?
Honestly, no! it has been anything but smooth, and I think that’s worth being transparent about.
A lot of people look at property management from the outside and assume it’s straightforward, collect a fee, handle an issue here and there, and move on. What they don’t see is everything happening behind the scenes, and how quickly things can pile up when you’re responsible for someone else’s investment.
One of the hardest things early on was simply finding real guidance. Genuine mentorship in this industry is rare. Most of what we came across were paid programs that charged a significant amount for very surface-level information. We had no choice but to learn by doing, and that means you make mistakes, feel the pressure, and figure things out in real time.
On the operational side, the early days were overwhelming in ways I didn’t fully anticipate. Maintenance issues don’t wait for a convenient moment. In the peak of summer, when AC units fail and homes are hitting 90 degrees inside, every contractor in the area is already booked. You’re still responsible for solving that problem quickly for a client who is depending on you.
A turning point for us came when we connected with a property manager who genuinely loved the industry and was willing to share her experience without expecting anything in return. Through her, I was introduced to the National Association of Residential Property Managers (NARPM), and joining that community changed everything. It gave us access to real education, professional resources, and a network of people who helped us grow the right way.
My wife was also a critical check on me in those early days. By nature, I’m very hands-on, and my instinct was to jump in and fix things myself to save our clients money. She was quick to remind me that the moment you personally touch anything inside a client’s property, you take on liability as a business. That conversation shifted how we operated, and helped us build systems that are professional, compliant, and actually protective for everyone involved.
Looking back, I’m grateful for every challenge. They made us more structured, more knowledgeable, and more deliberate about how we run things today.
