Exploring Life & Business with Tracey Williams Barnett of District City Living

Today we’d like to introduce you to Tracey Williams Barnett.

Hi Tracey Williams, thanks for sharing your story with us. To start, maybe you can tell our readers some of your backstory.
As a licensed second-generation Broker, Team Leader of 5, and entrepreneur, I bring negotiating, marketing, and real estate expertise to buyers, sellers, and investors across Washington, DC, Maryland, and Virginia. My earlier experiences taught me that life is not a straight line.

I was born and raised in New York, and later moved to Washington, DC to study advertising at Howard University. I went on to earn my MBA in marketing from The George Washington University and turned that foundation into a business consultancy, where I worked as a marketing strategist for Fortune 500 companies in the financial and technology sectors. My career eventually led me to Fannie Mae, where I spearheaded the development and launch of HOME®, an award-winning app designed to educate homebuyers about the buying process.

Even with a strong corporate career, I never let go of my true passion, real estate. For me, it has never been just about transactions. It has always been about people, strategy, and helping others navigate some of the most important decisions of their lives.

My perspective is also personal. While many agents may buy one home in their lifetime, I have purchased, flipped, rehabbed, managed, and sold multiple personal properties, including condos, single-family homes, and mixed-use properties in Columbia Heights, Park View, Baltimore, and New York. That hands-on investor experience, combined with my MBA in Marketing and corporate background in Finance and Technology, allows me to serve as both a Trusted Advisor and Strategic Partner to my clients.

I work extremely hard for my clients, and I try to balance traditional values and work ethic with today’s real estate tools and tactics. Most clients would describe me as approachable, detail-oriented, responsive, and trustworthy.

I am a Certified Luxury Home Marketing Specialist (CLHMS) and a Certified Real Estate Negotiation Expert (RENE). I am also a member of Top Agent Network (TAN), representing the Greater Capital Area’s top 10% of agents, and I have been recognized as a GCAAR Top Producer from 2021 through 2025. I have also been recognized as a Modern Luxury Top Agent and serve on the Public Policy Committee for the DC Association of Realtors.

Outside of real estate, I am a proclaimed foodie who loves to travel and serve as a community resource and volunteer in Adams Morgan, Washington, DC, where I live with my husband. The best part is that I get to do what I love most every single day.

Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
My primary challenges involve juggling too many tasks simultaneously and operating at a level of complexity that can sometimes impede progress. Moving forward, I am working to manage my perfectionism to ensure it doesn’t become an obstacle to my overall efficiency.

District City Living is my real estate practice serving clients across Washington, DC, Maryland, and Northern Virginia. I built it as a curated, relationship-driven experience for buyers, sellers, and investors who value thoughtful strategy, discretion, and hands-on guidance. My work is highly personalized and grounded in market insight, strong negotiation, and long-term partnership, with the goal of helping clients make confident decisions while living exceptionally well in the communities they choose to call home.

We’d love to hear about how you think about risk taking?
Reflecting on my professional journey and current focus: As a risk-taker, I have successfully built my own team, launched multiple brands, and managed a diverse portfolio of property investments. Currently, I am also developing a coaching program specifically for real estate agents. I am never afraid to make big moves to drive growth.
